Millennial Tower, the 25-story mixed-use ‘vertical city’ to be built by Arshot Investment Corporation, is set for discussion in front of the Downtown Commission, where not everyone is expected to be pleased.

One of the biggest issues is the massive electronic wrap-around billboard that stretches from the third floor to the eighth, concealing a planned parking garage.

According to the Downtown Commission, large electronic displays are usually discouraged outside of High Street or the Arena District.

While total approval isn’t up for a vote yet, the Commission is set to have a “conceptual review” of the display.

Arshot Investment Corporation’s application to the city also provided an idea of what the floor plan could look like.

  • Subgrade: 85 parking spaces
  • Floors 1-2: 40,000 square feet of retail
  • Floors 3-8: 515 parking spaces
  • Floors 9-14: 180,000 square feet of offices
  • Floor 15: Conference center, fitness facility, pool, sun deck, dog park
  • Floors 16-25: About 100 residential units in a mix of apartments and condos

Construction on Millennial Tower could begin as soon as the beginning of next year.

Columbus’ RiverSouth District has big changes coming its way–we’re talking 400,000 square feet of changes.

With upscaled population projections and a surprisingly hot apartment market, investors are looking for ways to capitalize on the capital city, and developer Arshot Investment Corporation thinks it can do just that with its new “Millennial Tower” concept.

The 25-story building will incorporate apartments, condos, office space, retail, entertainment and restaurant space all under one roof, aiming to be a “vertical city,” according to a press release sent out today.

“We have experienced a paradigmatic shift in the market. Young professionals are actively seeking ‘live-work-play’ environments,” building developer William J. Schottenstein wrote in the press release.

The building will include a 24-hour fitness facility, a dog park, 360-degree views of downtown Columbus and the waterfront, minimum 10-foot high ceilings, a gaming lounge and a boutique grocer.

Construction is expected to last about 18 months, with completion in late 2018.
